Hello, I am Susie Stephens, a very experienced real estate broker working with my family towards the goal of your complete real estate satisfaction. We are dedicated to helping people make informed decisions, providing expert real estate services, and creating as much value for you as possible.

As your broker, I will help you buy and sell homes, condos, land, farms, income property and commercial real estate in Chico and the surrounding areas. I was raised in Butte County and have lived in Chico since 1970. You will benefit from my many years of real estate experience and extensive real estate education.

On a personal note, before I started selling real estate, I owned a small preschool here in Chico for about 15 years. Kids and real estate have always been big passions of mine and even now, I am lucky enough to have my granddaughter Emma here in our office. Don't worry she has a nice separate back-office playroom so if she is singing to the doodle-bops you won't hear a thing

I have been selling real estate for the past 17 years and up until 2003 I was one of the top producing Realtor/Brokers at Century 21 here in Chico. Then in 2003 I left Century 21 and started my own brokerage with my husband and soon after that my daughter joined our team. While at Century 21 I was given many sales awards and sold quite a bit of income property like the Pomona apartments for $4.6 million. I also sold the "Social Security Building" in Chico, twice. Those sales of the Social Security building were probably the most fun and interesting deals I have done so far because they involved complex leasing arrangements with the government. I enjoy a challenge now and then but as my sales numbers show, selling Chico homes is how I typically make a living. I really enjoy meeting new people and helping them with something as important as their home and all the experience I have acquired over the years really does help my clients in very big ways.

Just to show you more proof of my experience I recently added up some sales numbers and in just the last five years, 2004-2008, I sold over $60 million worth of Chico real estate (189 properties averaging $318,478). That is about three home sales a month. I am much more proud however, of helping my clients save over $102,000 in commissions since January 2007 by sharing my commissions with my buyers (also called “rebates” or “cash back”).

However, I still have the challenge of teaching the public about why these rebates make sense, when applied in moderation, and why they are regarded positively by the United States Department of Justice (US DOJ). So you can read the section below on rebates to learn how realtors get paid, how rebates work, and why rebates are very legitimate.

On another note, my family team is a BIG part of my success and my other-half in my day-to-day service to you is my daughter Susannah Lund. Susannah is an Attorney1, Broker, Realtor, and mother. When you choose me as your realtor you will work closely with both Susannah and I. Susannah has been my partner for the last five years and her role is with contract writing and escrow management while I handle more of the work with people, showings, and negotiations. We both provide you answers and advice. Together Susannah and I will make your life throughout escrow a breeze and make sure that you are well educated and well protected.

There are three more members of my team as well. They make my and Susannah's life easier while we work directly with you. My husband of 30+ years, Darrel Stephens, works behind the scenes on a variety of things to help us run our business. Additionally, my son, Charlie Stephens, is a former BearingPoint consultant, and my son-in-law, Eric Lund, is an Attorney1, Broker, and Realtor. All three of them contribute significantly with a variety of projects to help us evolve over the long run. My team has built our informative website and continues to evolve our website and our back office processes so that we are an efficient and almost completely paperless "green" organization. The benefit to you is that you will never have to suffer through a smudgy faxed document or missed deadline. We handle almost everything electronically and are very organized.

Hello, my name is Susannah Lund and I am a very full-time Attorney1, Broker, and Realtor here at Chico Real Estate, Inc. I am a Chico native and my primary role in the Chico Real Estate team is contract writing and escrow management. My legal background ensures that our clients have their interests protected by a broker who has a strong working knowledge of contract and real estate law. I have been kindly labeled the “obsessive-compulsive” member of our family team . This ensures that NO detail or deadline is overlooked as we move through escrow.

My interest with real estate extends far beyond the job and is a personal passion of mine. My husband, Eric Lund, and I spend many off-hours driving neighborhoods with our little girl and many late evenings closely watching the market data on our laptops. I also love investment real estate, both commercial and residential, and especially enjoy analyzing the numbers and identifying which properties do and do not “pencil.” Together Susie and I can be of tremendous value to serious investors.

When I think about what you should know about me, the first thing that comes to mind is my educational background (Summa Cum Laude graduate of law school and 1st time passer of the CA Bar Exam). However, after having my daughter little ‘Emma Rose’ in 2006, I now feel that the most important thing people should know about me is that I am a mother. I think being a mother is the most honorable job there is. I also now know how much of a challenge it can be . This is one of the reasons I am very proud to be part of a team that can save our clients an average of $2,535. How Realtors get paid Top
A home seller that lists their home for sale on the Multiple Listing System (MLS) will determine an amount to pay their listing agent and an amount to pay the buyer’s agent. Usually, the amount that they pay the agents is a percentage of the home’s selling price. Traditionally, the seller’s agent would get 3% of the home’s selling price and the buyer’s agent would get 3%.
We earn our commissions Top
We want to earn our business and commissions. So if you want Susie to be your realtor and you want a rebate from her then simply have her do all the work of answering your questions and giving you showings. That way she can honestly earn her commission, provide you a rebate, and the whole thing will be fair to everyone. Our rebates are a very positive impact on the community because they are a step towards lowering the cost of sale. However, they are only ethical and fair if the brokerage providing the rebate also does all the work for the buyer, including answering questions about the property and providing showings.
How our rebates work Top
If you choose Susie Stephens to be your Realtor and to help you buy a property, she will receive a commission from the seller because she will be acting as the “buyer’s agent.” Susie will then share a large part of that commission with you and that is what a “rebate” is.

We increase the rebate percentage we offer as the commission offered to the buyer’s agent goes up. This allows us to trim the fat where it is most prevalent, which is in high dollar commissions.

For example
- Price you pay for a home: $200,000
- Seller offers 2.5% to the buyer’s agent which is $5,500
- Susie’s rebate to the buyer would be $550 (10%)

Another example
- Price you pay for a home: $3,000,000
- Seller offers 2.5% to the buyer’s agent which is $75,000
- Susie’s rebate to the buyer would be $37,500 (50%)

“Some have argued that refunds and incentives can tempt consumers into closing on real estate transactions against their best interests. The Antitrust Division has found no evidence that refunds and incentives harm consumers. On the contrary, they can dramatically lower the price that consumers pay for brokerage services.
How to get a rebate Top
  1. First and foremost, you have to choose Susie Stephens to be your Realtor when you buy the property and Susie has to do all the work starting with answering your questions about the property and providing you all showings.
  2. You have to use the internet to find the properties you want to see.
  3. You have to use email.
The fine print about rebates Top
  1. You cannot use your rebate as part of your down payment.
  2. The rebate can only be used towards reducing your closing costs. Any rebate amount that cannot be applied towards reducing your closing costs will not be provided to you.
  3. The lender must agree to allow us to provide a reduction in your closing costs.
  4. The rebate is based on the final price that you actually pay for the property. So, if Susie is able to negotiate a lower price for you it will slightly lower your rebate.
